President's Message

May is here and it looks like spring has finally arrived. Just a few more weeks and the kids will be out of school for the summer. I am still astonished that I will have a high school sophomore soon! Do you have any fantastic plans? Why not bring the whole family to San Antonio in June? Let them play, while you network and learn at the 2018 BOMA International Conference.

Speaking of conferences, was everyone successful in Changing their Latitude at this year’s Southern Region Conference? It was definitely a great time full of networking, education and fun. We learned about different apps that can improve the efficiency of our professional and personal lives with Beth Z, our Nerdy Best Friend. Look her up and join her weekly newsletters for more helpful hints at yournerdybestfriend.com. Alexey Talai, Paralympic Swimmer, told us his story of overcoming all odds as his life quickly changed in 1999 at the age of 16 when a World War II German land mine exploded.  The conference also provided updates on the State of BOMA International with Henry Chamberlain, President and COO and Rob Brierley, Chair and Chief Elected Officer. Ft. Lauderdale and The Palm Beaches did a spectacular job with the event, hats off to them!

But the conference wasn’t over yet! We finished with the regional TOBY awards and Greater Tampa Bay brought three awards back with them! Congratulations to Tampa City Center, MetWest One, and Waterford Plaza and good luck in San Antonio!

Don’t let the month get away from you and miss out on BOMA Greater Tampa Bay’s annual Golf Tournament! This year it is on Monday, May 21st at Cheval. Sign up now for the opportunity to play at one of Tampa Bay’s most coveted golf courses. Also, on May 23rd we will have our monthly luncheon where Mark Dukes from Physicians Realty Trust will be discussing the true life of an Asset Manager. It’s not all fun and games people!

THE ASSET MANAGER | Mark Dukes, RPA, CCIM, BOMA Fellow is the Vice President of Asset Management at Physicians Realty Trust.   He is responsible for all operations of a 140 building portfolio of healthcare assets located in 30 states.  He began his property management career at Carter & Associates in 1991.

 

Mr. Dukes will provide an interactive presentation to include what Asset Managers do on a daily basis, the difference between a Property or Facility manager and an Asset Manager, as well as how someone could transition to the position of an Asset Manager as a career goal.

In April, we had a dynamic presentation from Ollie Gagnon from U.S. Department of Homeland Security.  Here's some information that can assist you in planning for an active shooter scenario.

Further develop individual facility plans using the following six steps:

  1. Form a collaborative planning team
  2. Understand the situation.
  3. Determine goals and objectives
  4. Develop the plan through identified courses of action (COA)
  5. Prepare the plan; Review and obtain approval
  6. Implement and maintain the plan

Government Affairs Update


State of Florida Update: Sales Tax on Rent

Governor Rick Scott approved Florida’s 2018 budget permanently lowering the sales tax charged on commercial leases from 5.8 percent to 5.7 percent. Even though this is an incremental decrease, and will likely be a bit of an administrative headache for property managers, it does show the Legislature is listening to BOMA members and that all of our lobbying and outreach efforts are working to benefit the commercial real estate industry.

Federal Update: Energy Efficient Commercial Building Tax Deduction

BOMA International is asking all BOMA members to contact their federal representatives to ask them to support extending the Energy Efficient Commercial Building Tax Deduction.  Click here to take action!
