President's Message

With the arrival of fall comes the furor of budget season for many of us.  Allied Members will want to be understanding of their Property Manager brethren’s limited time (and sometimes patience, in my case) for the next few weeks as we are working diligently to complete accurate, on-time budgets for our property owners. We appreciate your timely budget proposals though even if we don’t say THANK YOU as frequently as usual!

Speaking of budgets, one money-saving item new members can bank on is our annual 15 for 12 membership promotion, which began October 1st.  New members who join us from this date forward get the remainder of 2017 for free.  This is a great opportunity for Property Managers and Assistant Property Managers who are not currently members to join BOMA Greater Tampa Bay, so please spread the word.

Please join us at the Marriott Westshore on Wednesday, October 25th for our Annual Meeting, which includes the election of our 2018 Officers and Board of Directors.  Out Keynote Speaker will be Jane Castor, former City of Tampa Police Chief, and the first female to hold this esteemed position.  New this year for us is the Education Expo being held on the same day as our annual meeting, which is a series of free education sessions ranging from CAM Recs to HVAC for our Property Managers and Engineers combined with a Trade Show featuring our Allied Members.  Please come for the morning session before lunch, stay for the afternoon session after lunch, or join us all day for a great day of education and networking.  There’s something for everyone and you can sign up here:  http://bomagtb.org/meetinginfo.php?id=235&ts=1506622414.

Welcoming our New BAE

 

With over 18 years of association management experience Melanie brings knowledge and passion to associations. Melanie is the former Executive Director of the Tampa Bay Chapter of NAIOP and has served on numerous associations’ Board of Directors. In 2004 Melanie started her own association management company which allows her to contract with other associations.  Melanie has worked as the Executive Director for BOMA Fort Lauderdale and The Palm Beaches since 2002 and was the Executive Director for BOMA Florida from 2006 - 2016. She is responsible for the increased size, participation and notoriety of BOMA both state-wide and locally. She was instrumental in the BOMA Southern Region Conference in 2007 and has been contracted to work on the 2018 BOMA Southern Region Conference, which is being hosted in Hollywood, FL.  Melanie has garnered several BOMA International Awards for Best Practices.  As of October 2017, she will also be the Executive Director for BOMA Greater Tampa Bay in addition to her role with BOMA FTL/PB.

Melanie received her Bachelor of Arts Degree in Interdisciplinary Studies: Social Sciences and a minor in Sociology from Florida Atlantic University. She is the past Chair for the BOMA International Association Executive Council, a BOMA International appointment. Melanie was also hand selected from this region to serve on the BOMA One Standards Compliance Task Force.  Currently Melanie is the Chair of the BOMA International Local Education Services Forum.

Elaine has been a commercial property manager and member of BOMA Greater Tampa Bay for over twenty years. She previously served on the Board of Directors for BOMA, is on the Board of Real Estate Lives and is a past-president of Commercial Real Estate Women (CREW) Tampa Bay.

Although health and family issues forced a change in priorities over the past couple of years, Elaine welcomes the opportunity to again become a part of the BOMA organization by assuming the local association  administration. She looks forward to seeing each and every one of you soon!

The Sustainability Committee had a great turn out for Green Apple Day 2017. They installed 2 raised bed community gardens, 3 rain barrels and 3 compost bins for the kids at Cross Bayou Elementary School.

Government Affairs Update

BOMA Greater Tampa Bay, BOMA Florida and BOMA International continue to work tirelessly on advocacy efforts on behalf of our members and all commercial real estate professionals. 

BOMA International currently has three vital issues that they are fighting for on a federal level:

  • The ADA Education and Reform Act, which aims to curb frivolous “drive by” lawsuits by imposing a notice and cure opportunity before the commencement of a civil action under the ADA.

  • Support for the EPA’s Energy Star program to remain in the federal budget.  More than 40% of the commercial real estate industry uses Energy Star, and there is no private market replacement.

  • Support for tax reform policies that encourage the long term health of commercial real estate, including maintaining Section 1031 “like-kind” exchanges and a low tax rate on capital gains to incentivize investment.


BOMA Florida is also aggressively pursuing hot button topics which affect the commercial real estate industry on the state level:

  • Opposition of Amendment 2, the constitutional amendment to make the currently existing property appraisal caps permanent.  BOMA Florida opposes Amendment 2, because caps create a tax shift: each time a cap or exemption is provided to a certain class of property (properties which are not sold on a regular or frequent basis), the tax burden shifts to the properties which are regularly sold or conveyed.  This means that newly acquired properties will be at a market disadvantage compared to properties that aren’t sold, because they will have higher taxes that will be passed through to potential tenants.  Furthermore, these caps do not limit take rate hikes by the local taxing authorities.

  • Support of the thorough review on all updated content of the ICC codes at the beginning of each Florida cycle (the “Step 1-Review” process), which will greatly aid the Florida Building Commission in developing uniform building safety, with vital input by building and fire officials.

BOMA GTB works with BOMA Florida and BOMA International to monitor these important issues, and keeps our local members informed on what we can do to voice our support or opposition to proposed changes that affect the commercial real estate industry.  Therefore, whenever you receive an email containing a request to take action by contacting your local, state and federal legislators, please take a moment to let your voice be heard.  Together we make a difference.

BOMA Florida Amendment 2 Position Paper


BOMA Florida opposes Amendment 2, the constitutional amendment to make permenent appraisial caps. Voters will be asked to decide whether to retain the caps beyond the scheduled expiration date with a ballot question presented during the 2018 general electio in the form of Amendment 2. While assessment caps may seem, beneficial, they cause more harm than good.

  • Caps Create Inequities
  • Caps Do Not Limit Hikes
