A Naples developer is moving forward with plans to bring hundreds of apartments and retail space to Wesley Chapel.
Stock Development filed plans with Pasco County to develop 320 apartments and 25,601 square feet of ground retail at the intersection of State Road 56 and Bruce B Downs Boulevard near Sam's Club.
County commissioners approved the project in 2022. SD Wesley Chapel bought the land from Walmart in March 2022 for $3 million, according to property records.
There will be two, four-story, mixed-use, multifamily buildings with apartments and retail space, site plans show. The first building will have 106 apartments, a clubhouse and two, one-story parking garages, according to renderings.
The second building will have 214 residential units and a four-story parking garage. The northern portion of the building will have room for nine retail tenants, with a restaurant endcap and outdoor seating. Plans indicate that there will be 113 dedicated retail parking spaces, too.

There will be 188 one-bedroom units, 113 two-bedroom units and 19 three-bedroom units.
The developer hopes to break ground in early 2026, but no groundbreaking date has been set, Willow Ferrelli, broker for Acre Commercial Real Estate, told the Tampa Bay Business Journal. Acre Commercial Real Estate is marketing the retail space for lease.
The development team also consists of architecture firm Humphreys & Partners Architects and J.R. Evans Engineering.
